Market Definition The term “market” describes the atmosphere that exists when buying or selling a home. The laws of supply and demand follow the market. A “sellers” market is typically described as a “hot” market. There are relatively few homes for sale and they don’t stay on the market for long. This low supply usually means that prices will rise. A “buyers” market is a “down” market because there are more homes for sale than there are buyers and homes take longer to sell. Prices tend to drop as sellers compete for the few buyers available. Selling your home in a down market is different than a “normal” market or a “hot” market. In a “hot” market, buyers are everywhere, there is a small supply of homes, and they sell in a matter of days or a few weeks. Supply and demand work in the seller’s favor because every home gets shown and most sell quickly, regardless of condition or even price. In a “normal” market there is still only a moderate supply of homes and a buyer may look at all the homes in an area and consider most of them. In a “down” market there is simply too great a supply of homes for a buyer to see them all. Potential buyers will narrow down the search by price and eliminate based on the condition of the home, or the PERCEIVED condition of the home (more on that later). Selling a home in a down market requires a different approach than in a hot or normal market. With so many homes on the market the seller has three challenges: to make sure the buyer has a favorable impression of the home, to make sure it is priced competitively, and to make sure the home gets seen. You can sell your home with a real estate broker or sell it yourself. There will be details on those choices later in the book when we talk about exposure to the market. But whether or not you list with a broker or sell it yourself you still have to prepare the home for the market and price it correctly. As a seller, you can’t control the market. You can’t control what the media is saying or what banks are charging. You can’t change the location of your home, or the actual age of it. So let’s begin with what you can control.
